are dozens of rental listing websites but only a few are popular in Winnipeg.\u00a0 The free listing services are the most popular.\u00a0 <strong><a href=\"http:\/\/winnipeg.kijiji.ca\/f-housing-W0QQCatIdZ34\">Kijiji Winnipeg<\/a><\/strong> and <strong><a href=\"http:\/\/winnipeg.en.craigslist.ca\/apa\/\">Winnipeg Craigslist<\/a><\/strong> have many listings, including posts for Shared Accommodations.\u00a0 You can also post a \u201cwant ad\u201d, which <em>WinnipegRentNet<\/em> does not accommodate.\u00a0 A precaution about these sites however, if a listing sounds too good to be true then it is probably a scam (see below).\u00a0 For a site that represents many of the property management firms in the city, go to <strong><a href=\"http:\/\/www.rentcanada.com\/winnipeg\/\">Rent Canada<\/a>.<\/strong><\/p>\n<\/div><div class=\"fusion-title title fusion-title-5 sep-underline sep-solid fusion-title-text fusion-title-size-three\" style=\"--awb-text-color:var(--awb-custom_color_4);--awb-sep-color:var(--awb-custom_color_4);\"><h3 class=\"fusion-title-heading title-heading-left fusion-responsive-typography-calculated\" style=\"margin:0;--fontSize:32;line-height:1.4;\">Pet Friendly rentals<\/h3><\/div><div class=\"fusion-text fusion-text-3 para-text\" style=\"--awb-text-color:var(--awb-custom_color_4);\"><p>The Winnipeg Human Society has a page on it\u2019s website dedicated to <a href=\"http:\/\/www.winnipeghumanesociety.ca\/pet-friendly-housing\"><strong>Pet Friendly rentals<\/strong><\/a>. There is also a <strong>Facebook<\/strong> page called <a href=\"https:\/\/www.facebook.com\/petfriendlywinnipeg\"><strong>Pet Friendly Housing in Winnipeg<\/strong><\/a>.<\/p>\n<p align=\"right\">\u00a0<strong><a href=\"#top\">back to top<\/a><\/strong><\/p>\n<\/div><div class=\"fusion-title title fusion-title-6 sep-underline sep-solid fusion-title-text fusion-title-size-three\" style=\"--awb-text-color:var(--awb-custom_color_4);--awb-sep-color:var(--awb-custom_color_4);\"><h3 class=\"fusion-title-heading title-heading-left fusion-responsive-typography-calculated\" style=\"margin:0;--fontSize:32;line-height:1.4;\">When phoning landlords about an ad<\/h3><\/div><div class=\"fusion-text fusion-text-4 para-text\" style=\"--awb-text-color:var(--awb-custom_color_4);\"><ul>\n<li>Plan what you are going to say and what questions you want to ask before you call<\/li>\n<li>Remember to always be polite<\/li>\n<li>When phoning, make sure background noise is limited (loud talking, kids playing, etc.).\u00a0 Landlords and property managers often evict based on noise, and so a noisy phone call will be a red flag.<\/li>\n<li>Try to avoid getting into a lot of personal information on the phone<\/li>\n<li>Do not call after 9 at night or before 9 in the morning<\/li>\n<li>If a landlord says that the unit is rented you might ask if he has any others coming up soon<\/li>\n<li>Remember to thank them for their time even if they were not able to offer you any help this time<\/li>\n<\/ul>\n<p class=\"back-to-top\" align=\"right\"><strong><a href=\"#top\">back to top<\/a><\/strong><\/p>\n<\/div><div class=\"fusion-title title fusion-title-7 sep-underline sep-solid fusion-title-text fusion-title-size-three\" style=\"--awb-text-color:var(--awb-custom_color_4);--awb-sep-color:var(--awb-custom_color_4);\"><h3 class=\"fusion-title-heading title-heading-left fusion-responsive-typography-calculated\" style=\"margin:0;--fontSize:32;line-height:1.4;\">Viewing a new property<\/h3><\/div><div class=\"fusion-text fusion-text-5 para-text\" style=\"--awb-text-color:var(--awb-custom_color_4);\"><ul>\n<li>If you have an appointment, show up on time<\/li>\n<li>Try not to bring children along. Have a babysitter, friend or relative watch the children<\/li>\n<li>Dress nice, perhaps like you would for a job interview<\/li>\n<li>Be clear and honest about rental, credit, and criminal history problems<\/li>\n<\/ul>\n<p class=\"back-to-top\" align=\"right\"><strong><a href=\"#top\">back to top<\/a><\/strong><\/p>\n<\/div><div class=\"fusion-title title fusion-title-8 sep-underline sep-solid fusion-title-text fusion-title-size-three\" style=\"--awb-text-color:var(--awb-custom_color_4);--awb-sep-color:var(--awb-custom_color_4);\"><h3 class=\"fusion-title-heading title-heading-left fusion-responsive-typography-calculated\" style=\"margin:0;--fontSize:32;line-height:1.4;\">If you plan on applying for a unit<\/h3><\/div><div class=\"fusion-text fusion-text-6 para-text\" style=\"--awb-text-color:var(--awb-custom_color_4);\"><ul>\n<li>Bring documentation of your rental history with the names of properties, the address of the property where you lived, and when you lived there.\u00a0 Many property managers will have application forms for you to fill out.\u00a0 Some landlords will not, however.\u00a0Be prepared for such occasions by preparing your own information.\u00a0A generic application form can be <strong><a href=\"documents\/ApplicationforTenancy.doc\">found here<\/a>.<\/strong>\u00a0 It details information that landlords typically look for.<\/li>\n<li>Have your landlord references (usually at least two) at hand complete with name, address and telephone numbers<\/li>\n<li>If you do not have landlord references be sure that you have a good explanation but it is best not to go into detail about previous bad landlord\/Tenant relations even if you have had an experience with a bad landlord. Offer personal references as an alternative if you have no landlord references<\/li>\n<li>Bring along a resume or documentation of your employment history<\/li>\n<li>Bring along a pay stub and other salary information<\/li>\n<li>Bring identification information, including a driver\u2019s license or Manitoba Health card<\/li>\n<\/ul>\n<p class=\"back-to-top\" align=\"right\"><strong><a href=\"#top\">back to top<\/a><\/strong><\/p>\n<\/div><div class=\"fusion-title title fusion-title-9 sep-underline sep-solid fusion-title-text fusion-title-size-three\" style=\"--awb-text-color:var(--awb-custom_color_4);--awb-sep-color:var(--awb-custom_color_4);\"><h3 class=\"fusion-title-heading title-heading-left fusion-responsive-typography-calculated\" style=\"margin:0;--fontSize:32;line-height:1.4;\">Filling out an application<\/h3><\/div><div class=\"fusion-text fusion-text-7 para-text\" style=\"--awb-text-color:var(--awb-custom_color_4);\"><ul>\n<li>Fill out the application neatly, clearly, and completely. Do not put information on an application that is not true. If the landlord decides to check it will just look worse<\/li>\n<li>Get a receipt for any money you give to a property manager. Some properties may require cash or a money order for an application fee<\/li>\n<li>Ask how many people are being considered for the unit. If several people have applied and you are being asked to pay an application fee, you may want to consider other places<\/li>\n<li>If you are asked to pay a pre-lease deposit, get an agreement in writing that explains under what conditions the deposit will be returned<\/li>\n<\/ul>\n<p class=\"back-to-top\" align=\"right\"><strong><a href=\"#top\">back to top<\/a><\/strong><\/p>\n<\/div><div class=\"fusion-title title fusion-title-10 sep-underline sep-solid fusion-title-text fusion-title-size-three\" style=\"--awb-text-color:var(--awb-custom_color_4);--awb-sep-color:var(--awb-custom_color_4);\"><h3 class=\"fusion-title-heading title-heading-left fusion-responsive-typography-calculated\" style=\"margin:0;--fontSize:32;line-height:1.4;\">Signing a lease<\/h3><\/div><div class=\"fusion-text fusion-text-8 para-text\" style=\"--awb-text-color:var(--awb-custom_color_4);\"><ul>\n<li>Before you sign the lease, look at the actual unit you will be renting, not a model<\/li>\n<li>Talk to future neighbors about the property manager<\/li>\n<li>Read the entire lease. Make sure you understand what it says<\/li>\n<li>Find out your responsibilities and the property owner\u2019s responsibilities, such as who pays for each utility and how to get your security deposit back at the end of the lease. Make sure that all the responsibilities are listed in the lease<\/li>\n<li>If there are repairs that need to be completed prior to move in it is advisable to have a written agreement that describes what repairs will be completed prior to move in. If that is not possible be sure that you have a clear agreement with the landlord. You may consider making an arrangement with the landlord that you will do some of these things if he supplies the materials<\/li>\n<li>Get everything in writing<\/li>\n<li>Get a copy of the signed lease<\/li>\n<\/ul>\n<p class=\"back-to-top\" align=\"right\"><strong><a href=\"#top\">back to top<\/a><\/strong><\/p>\n<\/div><div class=\"fusion-title title fusion-title-11 sep-underline sep-solid fusion-title-text fusion-title-size-three\" style=\"--awb-text-color:var(--awb-custom_color_4);--awb-sep-color:var(--awb-custom_color_4);\"><h3 class=\"fusion-title-heading title-heading-left fusion-responsive-typography-calculated\" style=\"margin:0;--fontSize:32;line-height:1.4;\">If denied housing<\/h3><\/div><div class=\"fusion-text fusion-text-9 para-text\" style=\"--awb-text-color:var(--awb-custom_color_4);\"><ul>\n<li>Ask if anything in the rental or credit history can be clarified and may allow you to be reconsidered<\/li>\n<li>If you suspect discrimination, check with Winnipeg Rental Network for agencies that can help or contact the <a href=\"http:\/\/www.manitobahumanrights.ca\/factsheet_rental_housing.html\">Manitoba Human Rights Commission<\/a>.<\/li>\n<\/ul>\n<p align=\"right\"><a href=\"#top\">back to top<\/a><\/p>\n<\/div><div class=\"fusion-title title fusion-title-12 sep-underline sep-solid fusion-title-text fusion-title-size-three\" style=\"--awb-text-color:var(--awb-custom_color_3);--awb-sep-color:var(--awb-custom_color_3);\"><h3 class=\"fusion-title-heading title-heading-left fusion-responsive-typography-calculated\" style=\"margin:0;--fontSize:32;line-height:1.4;\">Scams<\/h3><\/div><div class=\"fusion-text fusion-text-10 para-text\" style=\"--awb-text-color:var(--awb-custom_color_4);\"><p>There can be numerous scams on internet listing services.\u00a0 A typical example is an ideal property that is listed at an affordable price.\u00a0 The \u201cowner\u201d (or \u201ctenant\u201d offering a sublet) claims to be out of the country due to contract work or \u201cmissionary\u201d work, and are looking to rent their property while they are \u201caway\u201d.\u00a0\u00a0 They often give you an address that you can go and look at \u2014 but only from the outside.\u00a0 Typically there are no personal meetings here.\u00a0 They seek to exchange info via e-mail, and will offer to mail you the keys in exchange for an \u201capplication\u201d, the deposit and the first month\u2019s rent.<\/p>\n<p>Please report rental scams to the websites where they are found to prevent any further victimization (Kijiji\u2019s report link is at the bottom of the listings page;
